There are many different reasons for investing and many different strategies. Investing in property has always been a popular pathway to financial independence for many Australians. Sensible and well researched property acquisitions can be particularly attractive as they can often produce capital growth and income. Remember though that markets change so there are never any guarantees on the success of your purchase.
Assess your financial situation
You need to assess your financial situation prior to starting on this journey. That way you will know both your budget for purchase and rental income.
Research
You need to do your research. Have a look at property reports – these will give you indicators of current price, suburb information etc. Look at rental yields and vacancies – are they high or low at the moment. Look back historically to see what they were in the past. Have a contingency plan in place and a budget. You must allow for rates, taxes, insurance etc. You should also consider; does this property qualify for a depreciation allowance?
Education
It’s a great idea to educate yourself on the different strategies out there for property investing. Three of the most common are negative gearing, positive gearing and positive cash flow. There are some terrific books out there so don’t hesitate to buy them. You can also attend seminars – look for the free ones – the more you can sit through the more you will learn – but try to avoid signing up for anything on the night in the heat of the moment.
